10 easy steps to getting a wall installed by The Wall Factory
There are many questions about getting a Pressurized Wall installed so we have compiled some of the answers to common questions.
1. You must contact your buildings landlord or Management Company to see if they allow pressurized walls, paritions or bookshelf walls in your building. You may also ask your super or doorman but the landlord has the final say. Do not rely on your broker's word as buildings change policies regarding wall installation from time to time. You should also ask if you can choose the company you want to install your wall. Some buildings have what they call "an approved list" of wall companies but it is not legal in New York City for a landlord to force tenants towards one vendor or another.
2. Once you get approval, decide on what your budget is for a Pressurized Wall. Prices are based on the size of wall as well as the options you are interested in and can range from as low as $500 for a small, simple, straight wall to few thousand dollars for a large T-shaped wall with double frosted French doors, floor to ceiling light panels, and air vents.
3. If you have not moved into your new apartment yet, try to see if your landlord will allow you to have the wall installed before you move in. An empty apartment is much easier for our crew to work in and it will give you a much better idea of how to arrange your apartment once the wall is installed. If you do have access or have already moved in, try to book your installation as far in advance as possible. During busy times there could be as much as a 2-3 week waiting period and if you need your wall on or around a particular date it is best to schedule it in advance. We do offer, "rush service" at a premium price and only in certain circumstances.
4. Decide where you would like the wall to go in your apartment. Before taking measurements, keep in mind that our walls about 4-1/2 inches thick. First try and measure the height of your ceilings. Ceiling height plays a major role in the cost of your wall. If you just need a straight wall, measure the width that the wall needs to be. You do not need to tell us the size of room you are trying to create, as it has no affect on the price. If you are trying to create an extra room in one of the corners of the apartment, you would more then likely need and L-shaped wall. If so, we would need to know the width of each side of the wall as well as the ceiling height. If you are trying to create two extra rooms, you would more then likely need a T-shaped wall with one one wall dividing the two new rooms and a front wall with two separate doors to enter each room. We would need the width of each wall plus the ceiling height as well. Please keep in mind that our walls can not block access to any fixtures in the apartment that the landlord might need access to (heating units, electrical panels, etc...) The walls can not cover over recessed sprinkler heads or lighting fixtures in the ceilings. The city has become more concerned about proper Pressurized Wall installation so it is best to plan for your installation to be in an area of the apartment that does not create any potential violations. The Wall Factory will not install a wall if it creates a building Dept. code violation or Fire Dept. code violation.
5. Once you have gotten approval, determined the approximate place for your wall and the measurements, its time to contact The Wall Factory. We will need all the information you can provide about your building and the type of wall you are considering. We will also need to know your building location. You may contact us by phone during normal business hours or by email at anytime for a free price quote and to ask any additional questions.
6. If you decide to move forward with our services, you will be assigned an account manager. He/She will be your direct contact at The Wall Factory and will assist you from beginning to end to assure that things go as smoothly as possible. Paperwork related to your wall including the written price and agreement will be emailed to you. It will specify the details of your installation including, date, price, payment terms and approximate completion time. Your installation date will not be confirmed until you have reviewed and signed all the paperwork. If you have access to the apartment, we will try to schedule a time for your account manager to meet with you to sign the paperwork and review in detail where the wall will go.
7. Once your date has been scheduled, you should make plans for the installation date. You do not need to be present during the installation but someone must be at the apartment to allow the crew in and to specify where the wall should go. You must also arrange for the crew to have access to the service entrance (if any). We will only need the service entrance for about 30-minutes to bring the materials into the building.
8. If you are already living in the apartment, you must make as much room as possible in the area where the wall is to be installed. 4+ feet on each side of where the wall will go is adequate but the more room you make the better. Please do so ahead of time and not after the crew has arrived. The crew is prohibited from moving personal items such as computers, wall furnishings, bedding, clothing and any fragile items. It is best to move those items into another room or as far away from the wall area as possible.
9. During the installation, you must stay away from the work area to avoid any harm to either yourself or the crew. Although we do not use any hazardous materials, the framing studs used to build the wall are sharp as are some of the tools that are used. We recommend that children and pets be kept in a separate room if possible. As stated, you do not need to remain in the apartment once the crew has arrived and begins working. We only ask that someone be present at the completion of the wall if final payment has not been already made.
10. Once the wall has been completed, please contact your account manager the next day with any concerns relating to the wall or our service. If you follow the 10 steps above we can assure you that your wall installation process will go smoothly and that you will be happy with the final results.
